Home improvement projects occupy one’s time, effort and money at least once in their life and these projects can be hugely burdensome on your wallet. Only a couple of years ago, you were ensured of getting most of your money back from your home improvement project but now things are no more the same. You cannot expect your money back even if your project involves simple repainting of your walls or just replacing a piece of furniture.

The Remodeling magazine conducted a study which showed that the average rate of return of value for a home upgrade has declined 87% in 2005 to 64% in just four years in 2009. So everyone’s out looking for ways to stop this from happening and here’s where you can pick up some valuable tips just for that:

1. Biggest returns from Repairs: All buyers will definitely be impressed by enhancements like Jacuzzis and the like but not one of them will tolerate a leaking roof which leads us to say that the smartest money, nowadays, goes into “undeferring” needed maintenance after every few years. Do not even think about keeping these problems a secret because if the buyer finds out the problem they’ll ask sellers to compensate them for that problem that could deteriorate further over time.

2. Remodeling is better than just adding on: Quality is nowadays appreciated much more than quantity; a lot of people no longer desire larger houses and too many extra rooms than they don’t want to maintain or clean any more. For instance, having a formal sitting area and an everyday use family area is no longer useful to a lot of people; they’d rather go for a multi-purpose room for family and friends.

So instead of adding on, remodeling the existing area in your home by re-designing the existing space or using space that was not being used before like the attic is a good idea.

3. Save cash using eco-friendly projects: Instant energy features and appliances, wall insulations etc. can save you a lot of money in short as well as long term. A lot of buyers also appreciate eco-friendly features in any home. So while thinking of replacing or buying something new, go for energy efficient and eco-friendly features and appliances.

4. Cool gadgets and tech infrastructure: Electronics is an industry everybody wants to buy from but here’s the deal about electronics and why you need to be careful before putting in a lot of cash in it. Electronics tend to get out-dated and no buyer would pay for electronic features in your home that have just become out-dated. However, you should consider tech infrastructure since it can be low-cost on your wallet through the years.

5. Keeping all home projects design neutral is a good way to attract the maximum number of buyers; try choosing the most neutral colors and traditional electric and plumbing features.

6. Payback time: Taking on any project depends on the time-frame; don’t take on a project with an investment time of five years if you plan on moving before that. But if you don’t, start a home improvement project as soon as possible since they are quite a bargain these days.
